Tile condition assessment
We pull sample tiles from multiple roof slopes to inspect the underlayment beneath, the boost board, and the tile itself. You see the photos and the diagnosis before we quote. Most Scottsdale homes need re-underlayment, not new tile.

ARC packet (if applicable)
For McCormick Ranch, Gainey Ranch, DC Ranch, Grayhawk, and Desert Mountain, we submit the color and profile match packet to your HOA's Architectural Review Committee. Plan on 1 to 3 weeks. We handle the submission paperwork.

Lift-and-set or replacement
Tile is carefully stockpiled on tarped staging areas (no dragging across the existing roof). Underlayment goes on, then the original tile is reset in its original positions. Two to four days on site for a typical Scottsdale home.

What is lift-and-set re-underlayment and why does Scottsdale need so much of it?+
Concrete and clay tile lasts 50-plus years. The felt-paper underlayment beneath it lasts about 25 years. A huge portion of Scottsdale (especially North Scottsdale: DC Ranch, Grayhawk, Troon, Desert Mountain) was built between 1995 and 2008 and is aging into the underlayment-replacement window right now. Lift-and-set means we save your existing tile, replace only the failing underlayment, and reset the tile. You save thousands versus a full replacement.
Will my Scottsdale HOA approve a tile roof repair or replacement?+
Most Scottsdale HOAs (McCormick Ranch, Gainey Ranch, DC Ranch, Grayhawk, Desert Mountain) require ARC review only for full replacements or color/profile changes. Like-for-like sectional repairs and lift-and-set re-underlayments (where the tile color and profile stay identical) typically don't trigger ARC review. We confirm with your HOA before scope-of-work is finalized.
Can my original Scottsdale tile color still be matched?+
Often yes. Eagle, Boral, and US Tile still produce many of the colors used in 1990s and 2000s Scottsdale builds. When a color has been discontinued, we present the closest current match and submit it for ARC review (where applicable) before tear-off. In a few cases, the ARC will require sourcing salvaged tile from a discontinued lot; we have access to a Phoenix-area tile yard for this.
What's the difference between concrete and clay tile in Scottsdale?+
Concrete tile (Eagle, Boral, US Tile) covers the majority of 1990s-2000s Scottsdale builds. It's heavier, slightly less expensive, and color-blended through the body. Clay tile (used on Camelback corridor and some Desert Mountain custom builds) has a longer service life and richer color depth, but costs 15 to 30% more and weighs less, which sometimes simplifies structural calcs on older homes. Most Scottsdale homeowners stay with whatever the original spec was for ARC compliance.
