What we see on Mesa roofs

Tile Roofing in Mesa, honestly described.

Mesa is a tile city, and west Mesa specifically is one of the highest-volume lift-and-set markets in the Valley. Dobson Ranch and Red Mountain Ranch (85202, 85207, 85215) were built largely between 1985 and 2000 with concrete tile from Eagle, Boral, US Tile, and Monier. That tile is structurally fine and will easily last another 30 years. The felt-paper underlayment beneath it is aging out right now and is the source of nearly every leak we see in west Mesa. Las Sendas and Eastmark (85207, 85209, 85212) are newer concrete tile and most homes have years of underlayment service life left. Tile work in these neighborhoods is usually storm-driven sectional repair (broken tiles from hail or wind) rather than re-underlayment. The east Mesa custom-home pockets often combine tile field with foam parapets and standing-seam metal accents, which means tile-only scopes are less common there. Mesa HOAs are generally reasonable on tile color and profile matching. Las Sendas requires 1-to-2-week ARC review for replacements. Eastmark has its own design committee with similar timing. Dobson Ranch and Red Mountain Ranch have less formal design control and lift-and-set re-underlayment (where the tile color stays the same) typically doesn't trigger ARC review at all.

How we work in Mesa

Three steps. No theater.

01

Tile condition assessment

We pull sample tiles from multiple slopes to inspect underlayment, boost board, and tile itself. Most west Mesa homes need re-underlayment, not new tile. Sample photography is shared with you before the quote.

02

HOA packet (if applicable)

Las Sendas and Eastmark require ARC packet submission with color and profile samples for replacements. We assemble and submit on your behalf. Lift-and-set (same color, same profile) usually doesn't trigger ARC review.

03

Lift-and-set or full replacement

Tile is carefully stockpiled on tarped staging areas (no dragging across the existing roof). Underlayment goes on, then the original tile is reset in its original positions. Two to four days on site for most Mesa scopes.

We had our roof replaced by Hailco Roofing and are very pleased with their services. Bryson Engholm was extremely knowledgeable in every aspect of the process from working with our insurance company to the final installation of the roof. He kept in touch with us on a constant basis and has a way of making you feel included. He is an awesome person to have in your corner seeing that your needs are meet. Frank Pyle was the project manager on day of installation. He is great and his crew was fantastic. They worked efficiently as a team and left nothing behind. They left our yard free of debris and damage. We highly recommend Hailco Roofing for any of your roofing needs.

Hailco roofing is an awesome company to work with. They worked with my insurance to help get my roof replaced, helped walk me through what my policy would cover and what they could do. Tanner was a huge help in keeping in communication as well as once their install crew was scheduled that side also kept me informed. They were able to work with solar panels as well, making the whole process seem less and stress free. I would 100% recommend this company and use them again if needed.

Hello, I had the pleasure of working with Hailco Roofing. They replaced my dad's roof. Everyone I worked with were very nice. They took care of all the paperwork and contacting the insurance themselves I didn't have to do anything. When it came down to replacing the roof the crew was fast and efficient. When finished they cleaned up all the debris and left nothing behind. Now I'm in the process of replacing my roof and I'm also using Hailco Roofing. Thank you so much to all the team.

Mesa questions

Tile Roofing in Mesa, five honest answers.

  • How much does tile roofing cost in Mesa?+

Lift-and-set re-underlayment on a typical west Mesa home (Dobson Ranch, Red Mountain Ranch) runs $8,000 to $15,000. Full tile replacement with new material is $13,500 to $27,000. Sectional tile repair in Las Sendas and Eastmark is $400 to $1,400. East Mesa hybrid-roof tile field work is priced as part of a multi-material quote.

  • Why does west Mesa have so much lift-and-set tile work?+

Because Dobson Ranch and Red Mountain Ranch (85202, 85207, 85215) were built largely between 1985 and 2000 with concrete tile over felt-paper underlayment. The tile lasts 50+ years; the underlayment ages out around 25. West Mesa is hitting that window across thousands of homes right now, and lift-and-set saves the existing tile while replacing only the failing layer beneath.

  • Will my Mesa HOA approve a tile roof replacement?+

Most Mesa HOAs (Las Sendas, Eastmark) require ARC packet submission with color and profile samples for full replacements, which is a 1-to-2-week process. Lift-and-set re-underlayment (same color, same profile) usually doesn't trigger ARC review at all. Dobson Ranch and Red Mountain Ranch have less formal design control.

  • Can my original Mesa tile color still be matched?+

Often yes. Eagle, Boral, and US Tile still produce many of the colors used in 1985-to-2000 Mesa builds. For discontinued colors, we either source salvaged tile from a Phoenix-area tile yard or present the closest current match and submit to your HOA for ARC review.

  • Does Mesa permit tile roof work?+

The City of Mesa requires a residential roofing permit for replacements and most lift-and-set re-underlayment work. Sectional tile repairs (single broken tile, vent boot replacement, ridge cap re-bed) usually don't trigger the permit requirement. We pull the permit when applicable and meet the city inspector for the final.
