Every 5 years for most homes, every 3 years if you're past the 20-year mark or have rooftop solar. Monsoon-season inspections after a major storm event are also worthwhile — small damage left unaddressed turns into structural issues by the next monsoon season.

Every 8 to 12 years in Phoenix sun. The elastomeric cool-roof coating is sacrificial — it wears off before the foam itself does. Skip a recoat past 12 years and you risk losing the foam itself, turning a $3,500 to $8,500 recoat into an $8,000 to $20,000 replacement. Visual signs: chalking, color fade, exposed foam in patches.
What's the difference between a roof repair and a replacement?+
Repairs address a specific failure (cracked tile, lifted ridge, vent boot, sectional underlayment). Replacements address whole-system end-of-life. The general rule: if your repair estimate exceeds 40 to 50% of full replacement cost, replacement usually makes more financial sense — especially when insurance may cover a full scope anyway.
Will a repair void my Arizona roof's manufacturer warranty?+
