When underlayment fails but tile is still good, we lift the existing tile, replace the underlayment, and re-set the tile. You save the cost of new tile and keep the roof you already love.

Crack repair vs. replacement calls
Hairline cracks usually don't need replacement. Broken pans do. We'll show you the difference rather than upselling intact tile.

How long does a tile roof actually last?+
The tile itself: 50+ years. The underlayment beneath it: 20 to 25 in Arizona. Most 'tile roof failures' are actually underlayment failures.
Can you walk on tile without breaking it?+
Yes, there's a technique to it. Our crews are trained on tile-specific load paths. Untrained walkers crack pans, full stop.
What's the difference between concrete and clay tile?+
Clay is lighter, more expensive, and lasts longer — 75+ years in Arizona. Concrete is heavier, less expensive, and runs 50 years. Structural clearance, HOA spec, and budget usually make the decision.
Does tile require any regular maintenance?+
Annual inspections to catch cracked or slipped tiles before they let water in. Occasional ridge-cap mortar inspection. Arizona clay and concrete tile is low-maintenance but not no-maintenance.
