Questions we hear about epdm roofing.
Why pick EPDM over TPO?+
Lower cost, longer install track record, easier field repairs. Trade-off: EPDM is black (less reflective), which is meaningful in Phoenix heat. We'll quote both for direct comparison.
Will EPDM make my building hotter?+
Somewhat. Black absorbs more solar radiation than white TPO. A cool-roof coating can be applied to mitigate. For Phoenix climate, TPO is usually the smarter long-term choice unless budget is constrained.
Can you repair EPDM without replacing the whole membrane?+
Yes. EPDM is highly patchable. A well-placed EPDM patch with proper adhesive is a permanent repair, not a temporary fix. Many buildings run 30+ years with periodic patch repairs.
How do I tell if my EPDM roof needs replacement vs. repair?+
Seam failures and membrane shrinkage are the leading replacement signals. Field punctures and small leaks are usually repairable. We assess seam condition on every inspection.
Does EPDM work in Phoenix's heat?+
Yes. EPDM has been installed in hot climates for 60+ years. The trade-off is absorption vs. reflectivity. For climate-controlled buildings with limited AC sensitivity, EPDM's lower cost often makes sense.
