Foam excels at residential flat roofs and parapets. TPO leads commercial. EPDM is the right answer for some lower-budget commercial scopes. We pick by structure, not by what's on the truck.

Recoat and reseal before replace when possible

A foam roof on a recoat cycle never needs full replacement. Even TPO systems can sometimes be repaired and resealed rather than torn off. We assess before quoting tear-and-replace.

Cool-roof certified coatings

ENERGY STAR rated coatings drop summer attic temps measurably and qualify for utility rebates in many cases. We apply them as the standard finish on flat roofs.

  • What's the longest-lasting flat roof?+

    Properly maintained SPF (foam) effectively never fails. Recoat every 8 to 12 years and you reset its life indefinitely. TPO and EPDM are 20- to 30-year systems before replacement.

  • Can a flat roof be made pitched?+

    Yes, but rarely cost-effective. Converting flat to sloped requires structural changes that usually exceed the cost of staying with flat roofing for decades.

  • How do I know which flat roof system is right for my building?+

    It comes down to slope, foot traffic, climate priority (reflectivity vs. cost), and existing system. We assess all four before specifying a material — we'll never default to a single system for every flat roof.

  • Do flat roofs always leak eventually?+

    Not if maintained correctly. A properly installed foam or TPO roof with regular inspection and minor repairs lasts decades without leaking. Flat roofs leak is true of neglected systems, not maintained ones.

  • What's the best flat roof for frequent foot traffic?+

    EPDM handles foot traffic best of the common flat systems. If reflectivity also matters, TPO with walk pads is the right combination for Scottsdale and Phoenix properties.
