The most common Scottsdale repair call we run is a single failed flashing detail on a tile roof. The tile and the underlayment are both fine; one penetration (usually a plumbing vent boot or a transition flashing where the roof meets a parapet) has cracked from UV and is letting monsoon water track down the underlayment seam. We see this constantly in McCormick Ranch and Gainey Ranch homes built in the late 1990s. The second pattern is wind-lifted ridge cap on North Scottsdale homes (85255, 85262, 85266). A monsoon microburst pulls up two to four ridge tiles, the mortar bed crumbles, and water gets under the cap. The repair is fast if you call inside a few days. If it sits through another storm, you can end up with a sheathing replacement that wasn't necessary. We charge a flat-rate inspection ($150-$275, credited to repair if you proceed) and give you a written diagnosis with photos. If we find more wrong than you called us about, we'll tell you and price both the small fix and the full scope so you can decide. We don't sell replacements off of repair calls.

  • Do I need HOA approval to repair a roof in Scottsdale?+

  • Will a repair void the rest of my Scottsdale roof's warranty?+

    Not when it's done right. We document the repair with photos and a written scope, which keeps your underlying manufacturer warranty (GAF, Eagle, Boral) intact. Off-warranty installs (where the original roofer is no longer in business or never registered the warranty) get HailCo's own workmanship warranty on the repaired section, typically 5 to 10 years.
