That tile is structurally fine and will easily last another 30 years. The felt-paper underlayment beneath it is aging out right now and is the source of nearly every leak we see in west Mesa. Las Sendas and Eastmark (85207, 85209, 85212) are newer concrete tile and most homes have years of underlayment service life left. Tile work in these neighborhoods is usually storm-driven sectional repair (broken tiles from hail or wind) rather than re-underlayment. The east Mesa custom-home pockets often combine tile field with foam parapets and standing-seam metal accents, which means tile-only scopes are less common there. Mesa HOAs are generally reasonable on tile color and profile matching. Las Sendas requires 1-to-2-week ARC review for replacements. Eastmark has its own design committee with similar timing.
