What actually happens during a HailCo roof replacement, day by day
From quote signature to final walk-through: the real schedule, what's noisy when, and what you control.
Most homeowners replacing a roof for the first time have no idea what to expect. The contractor disappears after the quote, then a crew shows up at 6 a.m. on a Tuesday, and noise happens for somewhere between two and seven days. This is what we do at HailCo to take the surprise out.
Before day 1
Week minus 2 to minus 1: Material order and permit pull. We order tile, shingle, foam, or metal the day you sign, with a 7 to 10 business day lead time for most premium lines. In parallel we pull your municipal permit (Scottsdale, Phoenix, Mesa each have their own residential roof permit process). You don't need to do anything during this window.
Day minus 3 to minus 1: Walk and confirm. Three days before start, your project manager walks the roof one more time, confirms decking access, and texts you the final schedule. You'll know start time, crew size, daily window, and approximate finish day.
Day 1: Tear-off
6:30 a.m.: Crew arrives, sets up tarps over landscaping and pool, magnets stationed at vehicle paths.
7:00 a.m.: Tear-off begins. This is the loudest day by a wide margin. Expect impact tools, scraping, and dropped material. We schedule tear-off on weekdays only and stop by 4:30 p.m. to respect HOA noise rules.
End of day 1: Roof is fully decked and inspected. Any rotted sheathing or soft spots are identified and quoted as a change order before we proceed (we never bury bad decking under new material).
Day 2: Underlayment and dry-in
Synthetic underlayment goes down across the entire roof. The roof is now "dry-in," meaning water-tight even before the finish material is installed. This is important if monsoon weather pops up mid-job.
Drip edge, valley flashing, and chimney/penetration flashing all get installed today on tile and shingle jobs.
Days 3 to 4 (or 3 to 5 for tile)
Finish material installs in sequence: starter course, field, hips, ridge. Tile is slower than shingle. Figure 1 square per crew-hour for tile vs. 2 for shingle. A 25-square Valley home in shingle is 2 working days; in tile, it's typically 3 to 4.
Final day
Morning: Last material installed. Ridge cap, ventilation, and any decorative trim.
Mid-day: Site cleanup. Magnetic nail sweep across driveway, walkways, lawn, and street. Debris hauled.
Afternoon walk-through: Project manager walks the roof with you (or sends a photo report if you prefer). Punch list items get scheduled for follow-up if any.
What you control
- Start window. We can defer start by up to 2 weeks if you have travel or events. - Daily hours. Default is 7 a.m. to 4:30 p.m. but we'll shift later or earlier on request. - Quiet days. We can build in a no-work day mid-job for events. - Pet/yard access. Tell us about gates, dog runs, koi ponds, anything sensitive.
What we control
- Inspector coordination. We meet the municipal inspector on site. You don't need to be home. - Material logistics. We absorb all delivery coordination and dispose of all waste. - Weather calls. If monsoon weather threatens mid-job, we make the dry-in or pause call. You get a text.
After
You'll receive a digital file within 5 business days: warranty docs, manufacturer registrations (we register the manufacturer warranty on your behalf), and the full photo set from start to finish. Keep this file. It transfers with the home if you sell.
